Metal roofs fail for predictable reasons: improper installation (the most common cause), storm damage, lifted panels from extreme wind events, failing exposed fasteners on screw-down systems, deteriorating flashings at penetrations.
Most repairs we encounter are correctable with targeted intervention — replacing failed components, re-securing or re-sealing, fabricating new flashings. In some cases the entire roof system is failing and repair is throwing good money after bad; we will tell you honestly when that’s the case.
